You asked precise questions and you deserve precise answers, including the one where the honest answer is not the flattering one. Each is expanded in the sections that follow.
No broker can ethically hand you a list of named buyers. Those names are other people's confidential client information, and any agent who produces such a list is either breaching that confidence or inventing it. What we can give you is better and verifiable: in this band, 23 homes sold in the last 24 months, roughly one buyer closing per month, against 20 homes competing right now. We know where those buyers come from and how to reach them. Section 05.
As listing agent, none. My largest waterfront transaction is a $13,000,000 Fort Lauderdale estate at 1601 E Lake Drive, where I represented the buyer, and that closed in 2022. Within the last 24 months my largest waterfront transaction was $8,700,000, also on the buy side. I am not going to dress that up. What I will show you instead is the team you would actually be hiring: Marder Group, 99 closed transactions, $222.7M in closed volume, 35 of them on the water, closing at 92.0% of original asking price in a median of 43 days. One line in the record matters more than the rest. On August 7, 2019 this home sold for $6,995,000, which was 100% of its original asking price, in four days on market. You have already seen firsthand what a correctly positioned launch does in this market. Everything that follows is built to repeat that outcome at today's value.

What the comparable sales support
These are Fort Lauderdale waterfront single family sales closest to your home in size, vintage, and water position. Two of them sit on Barcelona Drive. Frontage drives the premium in this market as much as square footage does, which is the single most important factor in reading this table.

Every size above is stated on the MLS living area basis so the comparison is like for like. Your home measures 9,388 SF on that basis, 10,274 SF in county records, and 11,733 SF of total structure per the builder. Buyers and appraisers compare on the first figure, which is why this analysis uses it.
Two things govern value on these isles, and they pull in opposite directions for your home. Water frontage sets the ceiling, and interior size determines where inside that ceiling a home lands. You have an exceptional amount of the second and a modest amount of the first.
The closest read on size is 20 Compass Isle: same 2016 vintage, nearly identical square footage, but twice your water frontage. It closed at $11,275,000. The closest read on your street is 2421 Barcelona Drive, newer than yours at 2024 and with slightly more frontage, which could not find a buyer at $13,999,999 or at a reduced $12,999,999 and expired after 395 days.
The most important warning in the table is 2415 Castilla Isle, here in Seven Isles. It is the only true size peer your home has: 9,968 square feet, built in 2024, on 100 feet of water. Newer than yours, larger than yours, more frontage than yours. It asked $16,500,000 and expired after a full year without selling. Meanwhile 340 San Marco Drive, brand new 2026 construction on 100 feet, went under contract only after coming down from $14,350,000 to $10,999,000, a reduction of twenty three percent.
One further piece of evidence belongs in this conversation. In 2021 the residence was offered at $12,900,000 through another brokerage and did not sell. That is not a criticism of anyone involved. It is the most direct market test this specific property has had, and it points the same direction as every comparable sale above.
This number is chosen to place your home inside the first 30 days of buyer attention, which Section 04 shows is where this market pays the most, while sitting below the level at which newer homes on more water have repeatedly failed to sell. It is a preliminary opinion drawn from public records and comparable sales. I will finalize it with you after walking the home and reviewing the dock, seawall, and interior condition, none of which I have seen yet.
A high asking price does not become a high sale
We studied every Fort Lauderdale waterfront sale above $5,000,000 over the last 24 months, 131 transactions in total, and measured what sellers actually received against what they originally asked. The pattern is unambiguous and it is the reason pricing is the first conversation rather than the last.
Every month on market costs a share of the price
Three homes. Nearly identical asking prices. A $3.1 million spread in outcome, and one that never sold at all.
The difference between those three was not the marketing budget and not the asking price. It was whether the opening number matched what the market would actually pay. The home that was positioned correctly kept 99.3% of its asking price and was gone in six weeks. The one that reached closed $3,125,000 lower after six months. The one that reached hardest never sold.

Who actually buys at this level, and how many of them there are
You asked for a list of qualified buyers. Instead of a list we cannot honestly produce, here is the true size and shape of the pool, which is what a list is really trying to tell you.
We traced the ownership of every comparable Fort Lauderdale waterfront residence to establish where this buyer actually comes from. That map is what the advertising follows.
Read the gold portion of that bar as the advertising map. Among buyers arriving from outside Florida, the West Coast leads at roughly 27%, then Canada near 24%, then the Northeast and the South at about 16% each. Independent market reporting for Q1 2026 describes the same migration, naming New York City, California, and Washington State as the dominant feeders into Fort Lauderdale luxury.
The practical consequence: this is not a market where a buyer is found by waiting. It is one where roughly twelve buyers a year must be reached deliberately, along with the small group of agents who represent them.

What your home is measured against, and where it wins
Of the twenty homes competing in your band today, the majority are new construction delivered between 2024 and 2026. That is the honest challenge for a 2016 home, and pretending otherwise would not serve you.
It is also where your advantage sits, and the margin is wider than it first appears.
Only two of forty four match or exceed your home in size. The other forty two are smaller, and nineteen of them are new construction.
That gap shows up directly in value. Priced as recommended, your home is offered below every quartile of its own competitive set while delivering more space than all but two of them.
The shaded band is where the middle half of your competition is asking. Your home sits well below all of it, at a price per square foot roughly 29% under the market median, while offering more residence than nearly every home in the band.
The most home on the water at this price. We do not compete on being newest, because we would lose that argument. We compete on scale, on volume, and on value per square foot, aimed squarely at the family or multigenerational buyer who needs the space that new construction in this band is not delivering. Every piece of marketing carries that single idea.

The same measures, market wide
Marder Group listings close at 92.0% of their original asking price, with a median of 43 days on market and 35 waterfront closings behind them. That share of ask sits above the market average in your band and above either of the two agents who have sold the most $10 million waterfront homes in this city. One caveat I will state before you find it yourself: our average is drawn from a broader price band, where sellers naturally keep more of their asking price. It is not a perfect comparison. It is still the closest measure of whether a team protects your number.
A transaction count at one price point tells you an agent has been in the room before. Those numbers tell you what happens to a seller's price once the team is in it.
On showings. I personally attend every one. At this price the questions that decide a sale are about seawall condition, bridge clearance, ocean access, and why the home was built the way it was. Those are not questions to hand to a junior associate.
You already know what a correct launch does. It happened here, in four days.
In 2019 this home sold at the full asking price in four days on market. The market is slower now and more selective, but the mechanism has not changed: the right number, the best presentation in the band, and the buyer reached deliberately rather than waited for.
